More than an opportunistic development, Beau Plan Smart City stands as an ambitious economic project driven by a long-term vision for the northern region of the country.
Despite its small size, Mauritius is home to a diverse range of dynamic hubs across the island, from cities such as Curepipe, Port Louis, Moka and Beau Bassin to coastal villages like Grand Baie and Tamarin. Each offers its own strengths: quality of life, proximity to services, or immediate access to nature. Yet each also comes with trade-offs. Beaches are often far from workplaces, convenience can mean congestion and pollution, and some highly populated areas are sometimes paired with unstructured urban growth.
Beau Plan, an urban vision brought to life
Building on these realities, Novaterra partnered with urban planner Nathan Iyer to create a complete living environment that draws on the strengths of surrounding regions while addressing their limitations through a carefully designed masterplan. This vision gave rise to Beau Plan. Developed on former sugarcane fields, it enhances the vibrancy of the Pamplemousses region while opening new prospects for economic development.
Structured around five pillars, Live, Work, Play, Learn and Create, this human-scale city is designed to generate a new urban dynamic in the north of the island. Located at the gateway to the region, five minutes from the Terre Rouge–Verdun link road and less than twenty minutes from the capital, Beau Plan offers families and entrepreneurs the opportunity to embrace a different way of living and working. Designed to encourage soft mobility, surrounded by nature and set away from highway noise, it promotes a more balanced daily rhythm.
A calm setting, a vibrant ecosystem
Behind its peaceful environment lies a dynamic lifestyle. The Mahogany Shopping Promenade has already become part of daily life for residents in the region, anchoring a thriving ecosystem of businesses and services. Companies and brands such as Attitude, Decathlon, Intermart and Investec have chosen to establish themselves here, reflecting the city’s accessibility, differentiated offer and clear positioning.
Its quality of life is equally evident. Residential developments continue to be successfully marketed, while new projects steadily take shape across the city. Residents benefit from a wide range of amenities within easy reach, including residential neighbourhoods, sports facilities, retail spaces and restaurants.
A harmonious urban setting within a fast-growing region, supported by mixed uses and a carefully designed quality of life, positions Beau Plan as a new and dynamic hub in Mauritius.
