We sat in on Beau Plan’s design review committee to learn how new home construction plans in the residential district are reviewed and approved. It is a detailed process, but a crucial one to ensure architectural harmony across the city.
What are design guidelines?
This is an increasingly common practice in real estate in Mauritius. Residential and commercial projects create a document that serves as a guiding framework for future owners during construction. The aim is to preserve the overall coherence and long-term value of a project or neighborhood. When owners begin designing their homes or buildings, they must follow the directions outlined in the guidelines.
At Beau Plan, architectural directives are defined by property owner associations. These are aligned with Novaterra’s broader vision for the Smart City and reflect the desired lifestyle, aesthetic, and overall feel of each development. The guidelines cover both the architecture of buildings and infrastructure, as well as landscaping.
These documents are developed in collaboration with Novaterra’s in-house architects and external consultants. They are designed to give landowners and their architects a clear framework while still allowing room for creativity.
How does it work in practice?
It is a well-organized system. To operate efficiently, Beau Plan has two dedicated review committees that meet approximately every two weeks. One focuses on commercial buildings, while the other reviews residential properties. Both are responsible for examining and approving architectural plans.
- The commercial committee includes an architect, a member of the sales team, and a development manager or engineer.
- The residential committee is made up of an architect, the Property Assets Manager, and a development manager or engineer.
- The Smart City administrator also takes part in the meetings. Their role is to ensure compliance with the guidelines while representing the interests of landowners and their associations.
It is a little-known but essential aspect of how real estate development functions smoothly.
