For many years, Novaterra has been entrusted with managing Terra Group’s land assets. This includes maintaining land not used for agriculture, preserving and restoring the Group’s architectural heritage, and guiding the transition toward new uses, particularly in real estate.
With 6,900 hectares of land across the north of Mauritius, Terra is one of the country’s largest landowners. This role comes with a responsibility to support the national economy and contribute to the prosperity of its people. Of this land, more than 5,000 hectares are dedicated to sugarcane cultivation, while some is also used for secondary crops such as potatoes, onions and eucalyptus.
Real estate development represents a more targeted activity. It focuses on preserving and enhancing the Group’s historical, natural and cultural heritage, while overseeing the development and marketing of commercial, mixed-use and residential projects. These initiatives are carried out on selected sites identified for their strong potential, with the aim of supporting Mauritius’ economic and social evolution and responding to the country’s growing needs.
Novaterra, a committed driver of regional development
This is the area of activity led by Novaterra, the Group’s integrated property developer. Combining respect for heritage, strategic vision and long-term value creation, its mission is to guide the development of the Group’s land assets. Since 2018, more than 25 real estate projects have been launched, both within the Beau Plan Smart City and across the region, including agricultural and residential lots. Developments in Crève Coeur, Clémentine and Montagne Longue are among those successfully brought to market.
Novaterra’s vision is clear: to develop with intent, manage with precision and strengthen the value of these territories for both Terra and the wider region. The company aims to support regional economic growth by placing sustainability at the core of its approach, with people and the environment as key priorities. Aware of its responsibilities, Novaterra acts with future generations in mind, ensuring that the heritage entrusted to the Group is preserved and enhanced.
Novaterra’s signature approach
Blending industrial heritage such as former factories, warehouses, colonial homes and orchards with rich natural surroundings, Novaterra seeks to elevate this legacy through distinctive real estate projects. Its architecture draws inspiration from the past while embracing a refined contemporary aesthetic, creating a dialogue between eras and highlighting the beauty of the landscape to offer a different way of living and working.
This vision is fully expressed today at Beau Plan, as well as in earlier developments such as Domaine de Belle Vue, and stands as a defining signature of Novaterra’s approach.
